Our primary objective is to invest in apartment communities that provide reliable, predictable and sustainable cash flow to investors through all economic cycles. During the economic downturn of 2007-2009, investors experienced no declines or delays in cash distributions. We conservatively leveraged property acquisitions and refinances to maximize our ability to manage through downturns in the economy. We invest our own capital along with our outside investors. Our mission is to "Make Lives Better" for our residents, colleagues, and investors in a durable and sustainable manner.
 

We are personally involved with all aspects of the business from property selection, acquisition, due diligence, the creation of the partnerships, capital formation and the actual hands-on property management.
